How do you choose the best rent for my property?

We always strive to get you the maximum rent possible; however we must also ensure the rental amount is in line with current market conditions. Both factors are important in order to successfully present your property on the market for rent. We consider factors such as demand, current available rentals, what’s being rented at the time and the condition of your property.

What if I want a rental amount that is higher?

You can choose to place your property on the market at the rental amount you wish. However keep in mind that it is the market demand that sets the rent, and if prospective tenants deem the amount of rent too high; your property may stay vacant for longer than necessary.

How do prospective tenants apply for my property?

We have a large list of tenants looking for a rental home and have made it easy for them. Tenants can either apply online via our application app or they can complete an application form and email it to us or bring it to our office.

What checks do you complete from the tenants?

With the information provided we confirm their payment and tenancy history by contacting their current and previous landlord or agent as well as confirming their employment and income. We also check them against databases to see if they have been lodged as a bad tenant by a previous agent. The main databases that we check are TICA and Barclays (Debt Collectors).

Who selects the tenant for my property?

You do! We will simply give you the information we have collected and by using our experience give you a possible guide as to the tenancy outcome. At the end of the day it is always your choice.

How should the property be presented for inspections?

The property should be presented in the best manner possible to attract the right tenant for your property. A bad first impression can detract the right tenants from renting your property. Complete any maintenance or repairs that need to be done, ensure the property is clean and clutter free.

How often are the rental payments paid to me?

You can choose either once monthly or twice monthly. We will disburse the payments to your nominated bank account and send you a copy of the statement.

I have tenants already, but I am not happy with my current agent, can I switch to The Investment Focus Real Estate

It is simple to change property managers, all you need to do is contact us and we will arrange the entire process for you.

  • Call or email Elle, answer some questions about your property and your current tenants
  • Sign the management agreement, this can be sent to you via email, docusign or of course we can go through it with you in person or via zoom
  • We will organise the transfer from your current agency to our agency.

What is a routine inspection?

Routine inspections are conducted regularly, these inspections are essential to ensure that your property is being maintained to an acceptable standard and to identify any maintenance that may be required. A copy of the routine inspection report is forwarded to you after each inspection with detailed information and photographs

How are maintenance and repairs handled?

This is completely up to you. Should you want to be notified of all repairs first or if you would like to give us an allowance to use without contacting you, we can accommodate either option.

If you have a particular tradesperson you would like us to use, that’s fine too.

It is important to note that should an emergency repair occur at the property after office hours, the tenant can arrange for an emergency repair to be carried out without the approval of agent or owner as per the lease agreement.

We want you to have peace of mind that when it comes to repairs, we ensure our preferred tradespeople are fully qualified and insured so your property is maintained to the highest standard.
